Insulation and condensation are connected — but not how people expect
A common worry is that loft insulation “causes damp”. It is more accurate to say the two are linked through temperature. Insulation does not produce a drop of moisture. What it does is keep the loft colder by holding warmth in the rooms below, and colder surfaces are where water vapour is more likely to condense. So insulation can raise condensation risk — but only when the loft is not ventilated well enough to carry that moisture away.
Get the airflow right and a well-insulated loft stays dry. Get it wrong and even a modest amount of moisture can show up as droplets on the felt, damp patches or, over time, mould.
Where the moisture comes from
Water vapour in a loft has two main sources. Some rises from the home below — cooking, washing, drying clothes and simply breathing all add moisture to the air, and small gaps around the loft hatch, pipes and downlights let it drift upwards. Some comes from outside, through natural roof ventilation. A healthy loft lets this moisture pass through and out. The problem starts when warm, damp air meets a cold surface and cannot escape.
Why insulation makes the loft colder
Before insulation, a fair amount of household heat leaked up through the ceiling and gently warmed the loft. Insulation is designed to stop exactly that, which is good for your heating bills but means the loft now runs closer to the outdoor temperature. The underside of the roof — often lined with mineral wool below and cold felt above — becomes a surface where condensation can form on a chilly night if the air up there is damp and still.
This is why depth and airflow go together. Adding insulation without thinking about ventilation is where problems tend to appear, particularly in homes like 1930s semi-detached houses with older roof construction.
What actually keeps a loft dry
The answer is ventilation, not more or less insulation. Air needs to move through the loft — typically entering low at the eaves and passing out higher up — so that moist air is continually replaced with drier air before it can condense. Loft ventilation work makes sure those paths are open and adequate: clear eaves gaps, vents where needed and insulation kept back from the eaves rather than crammed into them.
It also helps to reduce how much moisture reaches the loft in the first place: sealing gaps around the hatch and service penetrations, and dealing with obvious sources of damp air from below.
Insulation alone will not fix a damp loft
This is the honest part. If you already have condensation, mould or damp in the loft, adding insulation will not cure it — and can make a cold, poorly ventilated space damper still. A genuinely damp loft needs the cause found and fixed: a roof leak, blocked eaves, a bathroom or kitchen extractor venting into the loft, or simply too little airflow. Getting it right for your loft
The sensible order is: find and fix any moisture source, confirm the ventilation is adequate, then insulate to a suitable depth. Where there is already a problem, a loft inspection identifies whether you are dealing with a leak, a ventilation shortfall or condensation from the home below, and gives you a written recommendation.
The honest bottom line
Insulation does not create damp, but by making the loft colder it raises the stakes on ventilation. Treat the two together, deal with any existing moisture at its source, and a well-insulated loft will stay both warm below and dry above.
